The development subdivides a wide but shallow block on Balmoral slopes, Mosman, NSW. The views are due East.
Designed for down-sizers, all the living and primary sleeping rooms are on one level. The living spaces and master bedroom are made more spacious by the skillion roof lifting up and following the slope of the hill. This approach also minimises view loss to the property behind and foreshortens the roof in their view.
The plan is very efficient allowing generous floor areas for the living, eating, kitchen areas, and the master bedroom. The master bedroom shares the view over the entry stair and through the lounge. The small courtyard affords cross-ventilation, natural light and access to the sky from rooms that would otherwise have internal or shaded only aspects.
The garage level is planned for forward entry and exit to the lane-way. Additional accommodation is provided on this level for guests. Alternatively, they would be used for a home office.
